When finding missing keys…
Recently, a homeowner accidentally left keys on the bar beneath a mirror of a residential elevator lobby. She returned less than 5 minutes later to find them gone; no one has turned them in. While it is tempting to keep extra fobs and remotes, please be aware as soon as these items are reported missing, staff disables them. Anytime we are asked to reactivate fobs or remotes, the serial number indicates the unit to which they were originally assigned. PLEASE, if you find keys (or other items) turn them in to the office. Not only is it the “neighborly thing to do,” it prevents awkward conversations later.
Reminder about Elevator Reservations
We’re happy to schedule the elevator for your furniture and appliance moves and deliveries. We need a minimum of 1 day for elevator reservations; 3 business days if you need the loading zone reserved, too. There is an automatic $500 fine for moving anything larger than a dining room chair without a reservation. Please reach out if you have questions.
New Residents and Parcels
If you are a new resident and haven’t signed up for parcel delivery through luxerone.com, please be sure to do so. This system allows you to retrieve parcels 24 hours a day! Because our room is small, parcels must be retrieved within 3 days. If you are going to be out of town, place a “vacation hold” on your items through the system. Parcels left over 3 days without a hold are automatically returned. If you have questions, please reach out to Lana in the office.

When will we see the window washers again?
We have scheduled the spring window cleaning for April 22-24. Official notices will be sent out the week prior to remind everyone about removing screens and giving you the option for interior cleaning.
Unit Smoke Detector Replacement
The smoke detectors in the units are 10 years old and need to be replaced. Brian is ordering a supply of smoke detectors which will allow him to install them in every unit on a floor by floor basis. When we have more on this timeline, we’ll let you know.
Hot Water Update
The Board is currently reviewing the contract and addendums for the boiler room reconfiguration.
Common Exterior Pressure Washing
The annual exterior pressure washing of sidewalks, planters, etc. will begin on April 2. Please be sure to watch for hoses and overspray as you traverse the exterior common areas.

Hot Water Update
Several units have been struggling with getting hot water to their units in a timely manner. The board spent months working with a mechanical engineer to create a scope of work to make these repairs. The scope was sent to several mechanical contractors and the bids were received. We are happy to announce that a contractor has been chosen. Final touches are being put on the contract. As soon as we have a date to begin work, we will provide a more detailed update. The board appreciates everyone’s patience throughout this complicated project!

Homeowners can tow from their spaces. Stolen Association Computers
On Feb. 7th, two association-owned computers had their security cables cut and were stolen. We are asking for everyone’s help in verifying who you allow in the building. If you do not know who is calling from the intercom or the person wanting access through a door, do not let them in. A good line to use is “I’d love to let you in but we have a controlled access building and I don’t know you.” Remember, you can gain access if you are locked out by calling yourself from the intercom. Most importantly, please remember to be kind when denying access, you could see that person in the hall later!
Snow, Snow, Go Away!
Thanks for everyone’s patience during the snow storms which prevented some staff from getting into the office. We are glad that the Luxer System is working for everyone and are grateful for your patience when weather prevents our being here!
Just a gentle reminder that the garage parking spaces are not to be used as storage. If you have items from the summer’s painting project in your space, please take them back up to your patio or balcony. Thanks so much!

Vehicle Break In
A vehicle in the commercial garage was the victim of a “smash and grab” car prowl. A motorcycle rider came into the garage, prowled the vehicles nearby and sped away after the breaking glass set off the car alarm. Help protect yourself by ensuring items of value are not left in your vehicle; this includes your garage remotes.

After the holidays our Maintenance Team generally spends weeks vacuuming tree needles from the halls and stairwells. This year, people took extra care in wrapping their trees before taking them to the garage. This made our team’s job much easier. Thank you all for your help!
Providing Guest Access via the Callbox
Please take a couple extra seconds to verify the caller is your guest before granting access to the community. Recently, strangers accessed the building because residents did not take the time to confirm the identity of those who called from the intercom. Our controlled access system is only as secure as our residents allow.

Car Prowls in Garage
Canal North shared they had vehicles prowled in their garage. A couple days later, one of our own residents reported that thieves had broken into his vehicle. In most cases, prowlers and thieves have simply followed our residents in to the garage and made themselves at home. It might take a few more minutes, but please protect yourself and your neighbors by waiting for the garage door to fully close.
Tis the Season for Holiday Boxes
With the increase in boxes, our maintenance team is spending more time than necessary breaking down cardboard. Please remember to bring your large boxes to the First Floor Trash room and lay them in the recycle bins flattened. Thanks so much in advance for your help!
Luxer Help for the Holidays
If you have two people in your home with separate Luxer accounts and are having a hard time keeping track of what has been picked up, talk to Lana about combining accounts. Having all notifications on one account should simplify things tremendously. Tips for the Parcel Room
Residents Requesting Slower Vehicles
We’ve had a few close calls in the garage with speeding vehicles. Brian has installed mirrors to prevent collisions from happening with people zooming around corners, but there have been a couple pedestrian/car close calls, too. Please remember the speed limit is 5mph.
The elevator will be inoperable for several days. An oil seal malfunctioned. Thyssen Krupp, the company who maintains the elevator, is well-aware of the situation. They have a seal on order and are working to schedule the repair.

Please remember that even on the weekend, reservations are required to move, stage a unit or transport furniture. If you choose to use the elevator for these purposes without a reservation an automatic $500 fine may be assessed to your unit account. If you have questions about elevator use, please see Lana.

Miscellaneous Items in Trash Rooms
If you are moving, purging closets or simply need to dispose of items, please bring them to the main trash room after checking with staff. Large items, electronics, etc. have special disposal protocols. If you have questions on what can be left in the main trash room, please see Lana or Brian.
Carts left in hallways and units
Just a friendly reminder that people depend on the carts that belong on P2 and P3. Please remember to return them immediately after use so others don’t have to hunt. Thanks!

Protecting the new deck coatings…
During the painting project, we discovered damage to some patios/balconies caused by floating tile floor coverings. The board has determined floating tile floor coverings, and anything which causes damage, are prohibited on the decks and patios. Lana and Brian are happy to help with any questions you might have about this new rule.
Elevator Garage Lobby Blind Spots
Please be careful when exiting the P2 and P3 elevator lobby doors. Both easterly fob readers are in a blind spot; one can easily be hit by the door and knocked over. Please be careful as we work to permanently address this safety concern.

Just a gentle reminder that all shredded paper needs to be bagged and put in a recycle bin. Loose shred should never be put down the chute; it causes the eye at the bottom of the chute to malfunction, creating a huge jam. Instead of cleaning after the holiday, Maintenance spent 2 hours unclogging the chute and compactor from the 3rd floor trash room.
Most people have already submitted their pet audit responses, but we are still waiting on a few residents. If you haven’t already, please take a few minutes to submit your pet’s info on the website (no unit # needed) so we can check you off our list.
